REINCARNATION = LONGTERM TO SHORT-TERM RENTAL
Although this duplex was fully functional, it was located in a transitional neighborhood and much in need of an update. We seized a tenant occupancy to convert it from a longterm to short-term rental. This entailed a fore mostly cosmetic renovation of the exterior, interior and back patio which included an all new kitchen, new bath, flooring, paint and furnishings. Basically everything from soup to nuts.
GREENPOINT RATED REMODEL
This house was originally built in 1971. It was severely neglected and had the great location to warrant a significant upgrade. We purchased it, redesigned it with permits and renovated it in accordance to California building codes and Build it Green recommendations. Ultimately, it received a Gold Level certification.
SPEC HOMES
These are new homes built on open land from the ground up. The architecture is professionally designed specifically to enhance the special qualities of the property. There are two examples here. The first is in the lovely Point Loma neighborhood over looking the ocean in San Diego. The second is on the Mendocino Coast amongst the redwood trees.
MULTI UNIT PROPERTIES
Again, there are two properties here. The first is a duplex in Encinitas. Vintage 70’s with roof deck views of the ocean, it had been extremely neglected and was on the brink of foreclosure. We purchased it and gave it a modern, thorough and eco-sensitive renovation.
The second, craftsman style house is located in the city of Fort Bragg. Originally it had a small house and detached garage on an extra large lot. We added three new single family homes to make it the first low-impact, multi unit complex in the area.
RENOVATIONS
This mid-century ranch style home, in Lemon Grove, California, was purchased, completely renovated and re-sold.
DISTRESSED PROPERTIES
There are two examples here. The first is a 1990’s condominium unit, in a secluded Linda Vista canyon of San Diego, was near foreclosure and very neglected. We purchased it, gave it a complete overhaul and resold it.
The second is this 1950’s ranch house, in Lemon Grove, was so distressed that it could have been scraped. We purchased it, cleaned it out (of hoarder leftovers) and completely renovated it.
AGING IN PLACE
Entry ways, Kitchens, Baths and Patios can be key areas to modify for the homeowner who chooses to live safely and independently in their own home.
